Position Summary:

JOB SUMMARY:

JLL has a robust Development Management Practice delivering many asset types including Commercial, Higher Education, Civic and Institutional, Hotels, Healthcare and Infrastructure.  JLL is looking for the right candidate to develop new Development Management business opportunities for the NYC Market.  This person will direct and manages senior level, complex project management services utilizing and managing a large team of professionals to provide superior client service.  Projects are large and vary in scope

Job Responsibilities

Business Development
  • Develops new business opportunities related to large complex building projects (e.g. ground-up building and capital improvement projects, higher education and healthcare opportunities, corporate development opportunities, etc.).
  • Leads management and acquisition of projects with a region usually within a specified product line (variable, multi-site, development, etc.
  • Assumes responsibility for developing and executing policies and procedures that impact business unit revenues and expenses.
  • Assumes responsibility for achieving specific business development targets that are tied to managing and expanding selected client relationships, developing new relationships, or the roll-out of new products and services.
  • Leads team in identifying and sourcing opportunities to meet future business development targets. 
  • Responsible for sourcing new business for other business units within the firm. 
  • Able to market all available products and service offerings.
  • Contributes to the development of new product and service delivery ideas for the business unit and the firm.
  • Responsible for leading the sourcing, pitching, and securing of new business and projects within local markets.
  • Assists client in developing real estate strategy linked to client business objectives.

  • Insures Regional Manager is fully and accurately informed of all project, internal and client issues affecting the perception of the local, national and global reputation of the firm.
  • Lead relationship manager for multiple strategic alliance clients.

People Management
  • Directly and/or indirectly responsible for attracting, retaining, developing, succession planning and managing a team who are involved with a specific set of clients, functions, business unit or projects.
  • Approves, recommends and/or takes actions regarding team talent (with involvement of Human Resources) to Managing Director or Regional Manager. 
  • Manages one or more individuals who have lead relationship management responsibility for one or more clients or consultants.
  • Insures training and development of JLL team members in the skills and understanding of firm procedures, methodology and practices expected for a successful project implementation. 
  • Approves staffing plans and budgets.

Project Management
  • Develops and/or oversees and approves marketing strategy (including pricing) for a team or product vertical. 
  • Directly responsible for managing one or more teams in sustaining a significant amount of transaction or annuity income.
  • Usually has direct P&L responsibility over product line or market region.
  • Assesses profitability and/or cost effectiveness of the product line.
  • Provides strategic direction and product line quality initiatives.
  • Oversees and approves timely and accurate project documentation and reporting including, but not limited to: project meeting minutes, drafting of project work orders, project purchase orders, service contracts and change orders, verification of appropriate vendor insurance certificates, execution of project status updates, and executing vendor close-out letters.
  • Oversees, approves or conducts contract negotiation/verification.
  • Cultivates and maintains a positive working relationship with all client representatives and service providers. 
  • Recommends, establishes or refines best practices of standards of excellence.
  • Oversees and insures accurate management of all accounts receivables to maintain a level not to exceed planned working capital charge as set by corporate finance, Account finance team and/or the Regional Operations Manager.
  • Responsible for meeting AGM numbers on a Regional and National level as determined on a yearly basis by the Management Executive Committee (not applicable to Accounts).
  • Oversees the management of vendor and project team performance to ensure compliance with contractual requirements, all regulating entities and client expectations. 
  • Makes independent judgments related to operating procedures impacting assigned projects.

Key Elements and Essential TasksMINIMUM REQUIRED PREFERRED
Education/training
  • Bachelor Degree from an accredited institution.
  • MBA
  • Degree in Architecture, Engineering, or Construction Management.
Time Spent on Task
  • 10-15 years as Vice President, Projects or similar external role.
Skills and knowledge
  • Master of all phases of project management including: program development, budgeting, planning & design, project milestone scheduling, services contracting of multidisciplinary project teams, conflict resolution, project implementation, project oversight and project closure.
  • Highly organized with strong analytical skills.
  • Stellar interpersonal skills with an ability to interact with executive level external and internal clients as well as external team members (architects, contractors, client’s representatives, etc.).
  • Ability to oversee several medium and large ground-up development projects, major re-development projects and corporate interiors projects.
  • Extensive, proven positive experience effectively supervising, training, mentoring and evaluating several project managers at various levels within the organization or team.
  • Ability to lead individuals across a national platform to deliver superior results in client service.
  • Experience working with landlords, developers and institutional owners.
  • Extensive experience presenting in pitches, RFP’s, etc. with proven winning track record.

Physical work requirements and work conditions
  • Face to face and/or remote daily interpersonal interaction with executive level talent and clients are required in order to perform the job.
  • Travel as needed and may range from 0-3 nights per week.
