The Kering Real Estate function is a critical part of Kering Americas across the enterprise, providing financial discipline and ensuring that decisions are focused on maximizing ROI for Kering, while keeping the best interest of the brand front and center.
The Real Estate Team are responsible for:
Developing a consistent approach towards portfolio management, ensuring a group strategy and approach are applied with respect to the real estate needs of the brands across the region
End to end ownership of all financial aspects of a RE deal, inclusive of financial modeling, capital management, forecasting and strategic positioning
Provide individual brands with all financial support related to Real Estate Management
Ensure that team is up to speed and able to represent the strategic priorities of the brand in order to integrate the Brand Strategies into the respective RE Strategies
As a Brand Liaison within the Kering Real Estate team, you will be responsible for supporting and developing RE Strategy and analysis in support of specific Brand Strategies/LRPs and real estate financial analysis while leading a Specialist to support a geographic market for all Kering brands in the Americas. The liaison role requires leadership within the global Kering Real Estate team as well as developing direct relationships within the Brands.
RESPONSIBILITIES
Act as single point of contact for each brand representing their perspective and providing strategic input on lease negotiations, lease compliance, and deal negotiation priorities and terms (Real Estate owns all negotiations, brand provides review and direction on financial and strategic aspects).
Provide brand guidance and perspective to Global team on all real estate actions (i.e. new store opportunities, renewals, options, repositions and relocations) and ensure that recommendations are aligned to brand strategies
Executes renewals, options, relocations in line with market plans while representing brand’s interest
Primary resource for real estate market trends, industry activity and competitor location information
Manage one direct report.
Reports to the Real Estate Director and regionally to the Head of Kering Americas.
Ensure that brand requests and projects are appropriately prioritized and delivered in a timely manner
Develop strong working relationships with brand leaders, inclusive of Brand Presidents, CFOs, Retail Directors and Store Planning teams
Partner with Brand leaders to develop “target deal terms” and deal metrics and ensure that they are updated as needed to reflect changes in brand strategies
STRATEGY
Leveraging brand strategy priorities, help to develop the RE strategy for the brand(s) across the Americas and channels
Responsible for executing RE aspects of brand strategies including new market entries, new formats and brand growth initiatives
Utilize brand’s RE strategies to develop financial projections along with business insights to influence decisions
FINANCIAL ANALYSIS
Own financial analysis for RE and capital investments for brand(s) and facilitate all executive reviews for approval
Follow established Kering pipeline and deal process
Support Kering negotiations to ensure that deal teams are able to maximize Kering returns in portfolio negotiations while ensuring Brand priorities are met
REQUIRED QUALIFICATIONS
10 years’ experience in Real Estate with main focus in North America
Strong executive presence, excellent interpersonal, communication and influencing skills
Strong analytical and negotiating skills
Understanding of Real Estate trends: Ability to develop a clear RE strategy to drive market share and deliver strong returns on investment
Demonstrated ability to build relationships, communicate and provide leadership
Ability to develop, motivate and inspire a team
Able to operate within a large parent organization, balancing corporate demands and uniqueness of brand requirements
Bachelor’s degree in Finance, Real Estate, Law or Architecture required, MBA or equivalent experience desired
Must be able to frequently travel throughout the region.
